Timber Frame Package Pricing – What does it cost?
Timber frame homes are very similar in price to what it would cost to build a custom home. If you are building a high end custom home, with finishes that you’d find in any other custom home, the cost is comparable for the same home in a timber frame. If you are working with a more modest budget, you can build a timber frame home for slightly more than you can build a conventionally framed home with similar finishes.
Timber frame packages vary from company to company. A package price is much like the price of a car. There are very few fixed costs. The style, complexity, and the type of timber will determine much of the pricing structure. Some companies offer full inhouse design services and some will design the timber frame only.
Goshen packages are developed with each client’s needs in mind. We can work with your architect or designer or with a set of plans you’ve purchased from a home plan company. We also have two inhouse designers and can provide a full set of home plans, whether custom or a revision of on of the many plans we have on file. Our timber frame homes are designed in 3D format so you can actually “walk thorough” your new home before the timber frame is cut.
We offer a wide variety of timbers and styles, designing each timber frame to be structurally sound and aesthetically pleasing. The timber frame should compliment, not overpower, the home.
To help those who are in need of some general idea of potential cost, however, we “guestimate” that we can cut a planed white pine timber frame for between $27-$30 per square foot. The cost of a single story frame or a frame with hips or valleys will be higher. Packages generally run between $60-$78 per square foot of living space installed. Your completed new home will be similar in price to homes built using conventional construction in your area. We are seeing $150 to $300 per square foot, depending on the area and the level of finish.
